HONEST TAPES FROM THE URBAN CORE

A weekly long-form conversation between Jonathan Papeika and the people who actually move Commercial Real Estate transactions: net lease buyers who only buy on Tuesdays, mall owners with grudges, retail tenant reps who've lost on the same site three times, land sellers waiting on entitlements, appraisers who've watched cap rates compress and decompress for thirty years, and the occasional lender who'll tell you what's actually clearing committee.

No top-1% bullshit. No Costar leaderboard cosplay. No "in this market" preamble. Two or three hours of the truth about what it actually takes to close a deal from a guy still in the dirt of South Florida investment sales.

ABOUT THE HOST

Jonathan Papeika

Associate with the Colliers South Florida Urban Core Division. Investment sales — retail, net lease, and land. Based in Fort Lauderdale, working the tri-county market most days, the I-95 corridor on the others.

Came up through research before moving to production, which is partly why this show exists: the gap between what brokers say in pitches and what's actually clearing the market is wider than the industry admits, and someone needed to put a tape recorder in front of it.

Not the top of the leaderboard. Not the bottom. Right in the middle, where most of the deals actually trade and most of the work actually gets done.

What you'll get from the show

  • The mechanics of an investment sale, end to end. Pricing, marketing, qualifying, closing.
  • Long conversations with the people who do the work — appraisers, lenders, 1031 buyers, tenant reps, land developers, asset managers.
  • South Florida-specific market reads. Tri-county, the urban core, what's clearing and what isn't.
  • No course funnel. No mastermind. No download.
